Access Statement for The Stable, one of three detached self catering barn conversions in mid-Cornwall called Pitt Barn Cottages.


Introduction

The Stable is a detached two storey barn conversion. The front door opens onto the cloakroom which has an electric heater protected by a safety cage and a tiled floor. The cloakroom door leads into the combined open plan kitchen/diner and lounge area which is all on one level and has laminated flooring. The carpeted stairway with handrail leads to the first floor. On the first floor there is a double and a single bedroom and a shower room with toilet and hand basin. There is a step into the shower. All rooms upstairs have laminate flooring. The skylight windows in the bedrooms have blackout blinds. There is a door in the double bedroom with steps and hand rail leading to the lane. The Stable has private borehole drinking water with up to date certificates from Cornwall County Council.

Arrival & Car Parking Facilities

The Stable has it's name clearly displayed on the side of the barn.
The Stable has it's own private parking area for 1 car, additional parking space is available in front of the barn.
The Stables level, parking area is made of brick paviers.

 

Main Entrance, Reception & Ticketing Area

The Stable is the third barn on the right hand side of the tarmac country lane leading off the B3257.
On arrival guests can either phone to request the owner's to meet them at The Stable 
OR
collect the key from Pitt Barn, the owner's own residence, which is approximately 20yards from The Stable.
Pitt Barn is the second barn on the right hand side of the tarmac country lane located between The Stable and The Shippen. 

  The Stable Indoors

There is a small step into The Stable from the country lane which joins the level parking area.
The front door opens onto the ground floor cloakroom which has an electric heater protected by a safety cage and a tiled floor. The cloakroom door leads into the combined open plan kitchen/diner and lounge area which is all on one level and has laminated wooden flooring and beamed ceilings. The kitchen area has a sloping ceiling on the right hand side underneath the stairs. The carpeted stairway with handrail leads to the first floor.  All  rooms on the first floor have laminated flooring and are on one level. On the first floor there is a double bedroom, (with an outside door with steps and handrail leading to the lane) a single bedroom and a shower room with toilet and hand basin. There is a step into the shower

 

Laundry

The Stable has a washer/dryer.
The Stable has an outside line and pegs are provided. There is also a clothes horse.
There is a laundrette in Callington, on the main street and at Kelly Bray on the Beeching Industrial Park.

 


Outdoor Facilities

The Stable has its own enclosed garden with picnic table and BBQ.

 

Grounds and Gardens

The Stable has its own gated patio area reached by steps.
  The patio area has a picnic table and BBQ.

 

 

Additional Information

A display board with contact number in case emergencies is located on the wall in the kitchen.
The fire exits in The Stable are either the front door downstairs or the outside door in the main bedroom upstairs. Guests are requested to leave keys in the door in case of fire. 
There are two torches in The Stable. One torch is downstairs on the coat rail in the cloakroom and one is upstairs on the wardrobe beside the outside bedroom door.
No smoking is allowed in The Stable. An ash tray is provided for guests to smoke outside.   

No candles, no naked flames and no flammable liquids are to be used or brought into The Stable.  
No pets are allowed in The Stable.

The Shippen is a detached single storey barn conversion. The Shippen has a combined open plan kitchen/diner and lounge area. The Shippen has a double bedroom and a single bedroom. The bathroom has a bath with shower, toilet and basin. All  the rooms are on one level and all room have laminate flooring. The Shippen has private borehole drinking water with up to date certificates from Cornwall County Council.

The Shippen has a level, well lit driveway made of gravel with a brick paviers and slabbed patio area.

On arrival guests can either phone to request the owner's to meet them at The Shippen

collect the key from Pitt Barn, the owner's own residence, which is approximately 100yards from The Shippen.
Pitt Barn is the second barn on the right hand side of the tarmac country lane located between The Shippen and The Stable. 
 

The Shippen Indoors

There is a small step into The Shippen from the level parking area.
The Shippen is all on one level. All the rooms have laminate flooring. 
The front door opens onto the open plan kitchen/diner and lounge. 
The hallway leads from the kitchen area to the family bathroom and the two bedrooms.
In the bathroom, there is shower over the bath. A non slip rubber mat is stored in the bathroom.
